Construction Management Services, SARL, (CMS) offers professional, high quality services to Architects and designers from design conception to construction and finalization.

Different phases of the project and the services offered during the course of each phase are:

I. Quantity Surveying:
Through specialized quantity surveying techniques, we provide quantity surveying on all trades from Division 1 to Division 16, and follow the Uniform Construction Index Cost as set by the American Construction Specifications Institute (CSI).
Accurate quantities are broken down by cost line items, and presented in a report format on computerized sheets along with a programmed diskette ready for the pricing input.

B. Budgeting / Estimating:
At CMS, we prepare accurate cost budgets on feasibility studies and conceptual designs, we follow up and update these budgets along with the development of the design until we reach a final construction cost budget that is issued along with the issuance of the execution drawings.

III. Spec Writing, Contract Conditions:
Also following the CSI format, we write professional specification books customized for each project. The specs to cover the general conditions of each section along with materials, workmanship and special requirements. Contract conditions are also prepared to ensure the proper handling, management and relation with the contractor.

D. Site Quality Control and Design Enforcement:
We perform multiple site visits to ensure code, specifications, and design compliance. In addition, we implement a special quality control program for each project to ascertain the proper execution of workmanship and materials used in the project. Safety measures and programs are also monitored.


V. Permit, Code, and Construction laws:

We offer consulting services on the local code compliance by reviewing the conceptual design and checking it against the conformity and adherence with the current construction laws. The service of permit application, follow up, and passing through the permit office is available in the regions of Beirut, Metn, Kesrouan and Baabda. Ifraz and the certificate of Occupancy permits can also be processed.

I. Quantities Take Offs:
CMS serves all trades, from Excavation to Electrical. Accurate quantities are broken down by cost line items, and presented in a report format on computerized sheets along with a programmed diskette ready for the contractor's pricing input.

II. Bidding / Pricing Consulting:
Whether CMS is managing a General Contractor's or a Subcontractor's project, the undertaking is analyzed in detail, all-important and "watch for" areas are pointed out, and a competitive bidding strategy is prepared.

III. Project Scoping and Detailing:
Whether a Contractor is bidding a project or managing it as a General Contractor, this project is broken down into organized sections, either by trade or cost items, and each section is then dissected in order to ensure coverage and avoid duplication. This benefits the project manager, purchaser and superintendent, and assures completeness.
For Subcontractors, a detailed sheet depicting all particulars and conditions of the project is provided.

IV. Creation and Maintenance of Construction Schedules:
Required or not, a schedule is made and updated with every project. The project is reviewed, sequences are set, and meetings with the Contractor and his management team are scheduled. During these meetings, the most appropriate and best fitting schedules are created in either a CPM or a Bar Chart format.
